Sharbell Hamilton, Inc. retained Van Note-Harvey Associates (VNHA) as land development engineer for this 252-unit age restricted Active Adult Community consisting of three, four-story condominium units, a recreation building, swimming pool, athletic courts, a cardiovascular path and pedestrian circulation system, and associated parking on a 25 acre site. Site improvements also included extensive landscaping (soft and hardscape), two new main entrance roads, and 250-space under-building parking design.

Integral to the stormwater management system design for the site was a one-acre constructed wetland facility. The major design components of the constructed wetland included high and low marsh zones, a micro-pond, and a detailed landscaping plan that incorporated water-tolerant trees and shrubs. A perimeter of tall woody shrubs was used as a goose deterrent. Other stormwater management design elements included Low-Impact-Development techniques (LIDs) in the form of minimized pavement widths, reduced parking stall dimensions, and placement of 50% of the required parking spaces beneath the proposed buildings.
