Van Note-Harvey provided site/civil engineering, environmental, and stormwater management consulting services to J. Robert Hillier, Architect for the construction of an age-restricted, active adult community consisting of a multi-story residential building complex including 3 four-story and 2 three-story condominium buildings and a common lower-level parking garage. This $50 Million complex is located on a 21 acre parcel and surrounded by preserved open space that is a part of Princeton Ridge Preservation.
The buildings contain 134 two-bedroom units, and 19 one bedroom units, as well as common elements such as a health club, a café, a meeting room, rooftop gardens, and a lap pool. Other site improvements included the construction of an entrance driveway, a small visitor surface parking lot external to the building, pedestrian pathways, lighting, street furnishing and landscaping. Site parking and bicycle storage for residents is accommodated within the lower level, common parking garage of the residential building complex.
Stormwater management is provided for the development through an integrated combination of non-structural and structural stormwater Best Management Practices (BMPs) including green roofs over approximately 45% of the proposed building area, vegetated swales, low-maintenance and native landscaping around the building and on top of the parking deck, five on-site bioretention basins, a rainwater harvesting system, bioretention cells along the road, and modifications to an existing offsite detention basin for mitigation of larger storm events and enhanced water quality.
This project was constructed to meet USGBC LEED Silver or equivalent standard. This new community opened in the fall of 2013.
